Stop Waiting for a White Knight to Buy Your Martial Arts School<\/h1>\n

Every so often a wave of it rolls through the industry: emails and phone calls telling owners that some big company wants to buy their school. I get asked about it constantly, and lately a lot of owners are getting those “we’re very interested in acquiring your business” messages. So let me give you the straight version, because I’ve watched these waves come and go for 40 years.<\/p>\n

I’ve never seen it done well<\/h2>\n

Consolidators cycle through this business periodically, and I have honestly never seen anybody do it particularly successfully. The fantasy is that you build your school for years and then somebody steps up to the plate and writes you a check for a million dollars. It almost never happens. Greg Pilva sold a couple of his schools years ago for actual cash — and among everyone I knew, he was just about the only one who ever truly got paid. That’s how rare it is.<\/p>\n\n\n

What “selling your school” usually looks like<\/h2>\n

Here’s the version that actually happens. You sell to one of your students. They agree to pay you a thousand dollars a month “forever.” They pay you for about nine months, decide they don’t need you anymore, and then you’re left figuring out what to do with a school that’s now half-run-into-the-ground. Or you remember Chuck Norris handing his famous schools to some health club operators who promptly ran them into the ground. The run-of-the-mill owner running a good martial arts school does not have a white knight coming. I wish I had better news, but pretending otherwise has cost a lot of owners a lot of years.<\/p>\n

Who’s actually emailing you<\/h2>\n

When you get the “we want to buy your business, please schedule a call” message, understand who’s usually on the other end. A lot of the time it’s a business broker. Their goal isn’t to cut you a check — it’s to get your listing so they can facilitate a sale and earn a percentage, like a real estate agent. There’s nothing wrong with that; I’ve worked the broker-network world for years, including when we were heavy into franchising and looking for master franchisees. But know the game. If you’ve got a chain of 50 locations, maybe a local health club is interested, maybe not. If you’ve got one or two schools, the “buyer” in your inbox is most often a broker fishing for inventory.<\/p>\n

What to do instead<\/h2>\n

Stop building toward an exit that probably isn’t coming, and start building toward the thing that actually creates security. Build a million-dollar-a-year school netting $500,000, $600,000, $700,000 — and then take as much of that money as possible and put it somewhere it will grow. That’s real estate or, with a better long-term track record than most people expect, stocks. Your school is a cash-flow machine, not your retirement account.
