How Much Rent Can Your Martial Arts School Afford?

The 10–15% rule
Keep total rent around 10–15% of gross revenue — and only stretch toward ~20% in genuinely high-rent markets. Below that range you have room to invest in staff and marketing; above it, the building starts strangling the business. This one ratio is the fastest way to sanity-check any space.
Count the full cost of occupancy
“Rent” is rarely just base rent. Add in NNN charges — property taxes, building insurance, and common-area maintenance — plus utilities and any percentage or escalation clauses. Budget the all-in monthly number, not the headline rate, when you apply the 10–15% test.
Work backward from realistic revenue
Don’t start with the rent you’d like to afford — start with the revenue you can realistically build in year one, then multiply by 10–15%. If you expect to reach, say, $30,000 a month, your rent ceiling is roughly $3,000–$4,500 all-in. Choose the space that fits the number you can actually hit, not the number you hope for.
The $9,000-rent trap
Here’s the trap in numbers: a school on a lease that forces a $9,000 monthly payment needs to be doing $60,000–$90,000 a month to keep rent in range. If your plan tops out at $15,000–$20,000, that lease is a countdown, not a home. Right-size the space to the revenue — you can always move up once you’re at capacity and profitable.
